A little bit nervous, but my backstory is, you know, I was an aircraft mechanic for 13 years.

So five of that being in the Marine Corps. And I guess sometime around 2020, you know, beginning of Covid, I just knew I had to get out of that industry. You know, I got laid off pretty much as soon as Covid happened. And it was it was just at that moment, like, what do we do now? And I ended up sticking in aviation for five more years after that, until March of last year, when I finally decided, you know, this is it.

I think I joined in July, and by October, we had our first flip underway. And it was it was a complete nightmare, but. Well, hey, before we get into that, before we get into that, Brandon, you, Okay, what got you interested in real estate? You you started, like, learning about real estate or something like that.

And when was that? Yeah. So I started, getting interested in real estate. Kind of out of a necessity. It was after that layoff I spoke about earlier. We moved to Florida so I could be reemployed. I worked for a company down there, and at the time when we first moved down there, we were staying with a couple of friends.

This was before we had kids and everything, just me and my wife. And so we bought, we bought a duplex out of new like necessity for us to have somewhere to live. And just since then, it kind of sparked the interest I have in real estate now, you know, we still own it. We kept it and rented it out.

When we left there, we left. 2020 2nd January 2022. I transferred my employment, to Texas and so I stayed there until March of 2025, when I, left my W-2 job and joined seven figure flipping. Nice. That was like the first thing I tackled in seven figure flipping. I was posting in local Facebook groups, and a wholesaler sent me out an email, and it was a property I followed up on a few times. It's, you know, like always, they wanted to make money to start up with. And then I ended up getting it for 109,000, thinking we'd be quick in and out, you know, 40, $45,000 rehab.

And of course, that's that's not how it happened. We ended up going about $22,000 over budget on rehab, and not a lot of that was partially due to me hiring the wrong people and letting the wrong people stay there too long. There was really nothing wrong with their work or the quality of their work or anything. It was just poor management, poor time management costing us a lot of time.

Lots of way too many trips to the hardware store. But fortunately we were able to get out of that and still be profitable because of what I learned in the sub figure flipping initial training sessions. So. Well. Yeah, I mean the black box to me is just kind of doing free local marketing with tools that we already use every day, such as social media, Facebook, Instagram, you know, however you want to tackle it, and attracting those wholesalers, realtors and even direct sellers to our inbox so we can get those emails and filter through them and find what fits our by box.

I think as soon as you realize there's an issue, you need to address it immediately, whether that means firing them or speaking with them, whatever you have to do.

But the lesson learned for me was developing the systems for periodic check ins, so to speak. So now I implement with my contractors because I flipped virtually from California into Virginia. I do a weekly check in with the progress reports, and I also require, pictures and videos from them. And that gives me a pretty good idea of how the project's running.

And then I'll also have boots on the ground pop in unannounced every once in a while, just to see where things are at, how things are going, and if we're really getting the full scope of the project from the contractor. What does it look like? We made just under 20 grand after taxes and everything, so not a great profit when we were estimating, you know, more like 45. But any time we can get out profitable, I'm happy. How did that feel? Making even 18, $19,000 on your first deal? Like, maybe you're like, your target was 45.

You were upset. But, I mean, how did it feel? No, it felt good. I think, it wasn't even about the profit. It was about the principle that I was able to complete it and successfully exit the property. Yeah, at that time, it really kind of sparked my interest in flipping even more so I was already looking for my second deal. I actually closed on our second deal before we even sold the first flip. And that one wasn't perfect either. You know what? That's interesting because I remember when I got started, I would do one house at a time.

So I, I think a big mistake that I made was I wasn't looking for another property while I was flipping the first one, so I bought the first one. We were working on it, fixing it up. I put it on the market, and then I was totally focused on selling it. And then I remember selling it. I made 43 grand on the first one, and then I then I went out and looked for the next one, and it took me like six months to find the next one.

So that was a huge mistake that I made. Looking back that I try to teach now is like our job as business owners is to find the money and find the deals. Like, yeah, of course you have to manage the deal when you have it, but continue. If you're always looking for money and always looking for opportunities, that is going to keep a pipeline full for a business versus, I mean, I would do one a year and it was kind of more like a side hustle or a afterthought than anything like, oh, okay, I'll just but I was I remember I was grinding for six months trying to find the next opportunity, and I just

couldn't find it, couldn't find it, couldn't find it. And so that definitely slowed my growth massively in the beginning of my business. Tell me about the second deal. So the second deal was actually a mobile home, that we picked up on three acres in a rural part of Virginia. And that one kind of started off the same way.

I brought over some of the same contractors, not all of them, but some of the same contractors. So I hadn't fully learned my lesson yet. And, you know, like I said before, they weren't doing bad work. They just had poor time management. And so there was days I found out they weren't showing up. The work wasn't getting done.

They weren't relaying what materials we needed or what they needed for me either. So that one actually almost went the term of the loan, which was six months. And I was so fortunate to be able to get it on the market after about five months of holding time and sell it, we had it under contract in eight days, and we were able to get it closed before for that long term hit, and we had to pay a fee to our hard money lender.

But how did you get that? Financed the mobile home? So that was through a local Harmony lender. Some, some guys always connect it with through some figure alumni person. Okay. Nice. You just fixed it up. Resold? Yeah, we did, we renovated it. So it was it was a complete order house, had a bunch of old furniture, trash still had their dishes and everything in the cabinets. So we went in, cleaned it out, and completely remodeled this place. Maybe a little more than we initially planned to. That. That seems to be a theme.

We ended up having to put a new roof and new roof decking and, you know, everything on this property. So it kind of got away from our rehab budget as well. We ended up profiting, I think, 26,000 on that one. So again, that was another one I went in with, with high hopes that, hey, we'll do 50 grand on this.

It'll be awesome. And we didn't. And that that kind of discouraged me on that one. To the point where I, the reason I wanted to do this bill is to be accessible for my family. Right? I wanted to be able to manage a business but still be available. And I wasn't doing those things. And, you know, I could tell that it was really taxing my wife to the point where she was telling me, hey, you're here, but you're not really here.

So I feel like I was having a really micromanage the projects. And also at that point, we're about to have our second child, which is our daughter, who's five months old now. So I ended up taking a break and just walking away from the whole business for about 4 or 5 months.

And, you know, there was there was other factors involved with that. So I like right now I'm working on about to be 70 day sober. And that's really sparked like a lot of new opportunities for me. Well, they're both closed now. I say under contract, but they're both closed now. So we're actually working on the flip, and we're just waiting on a mobile home for, for the scraping replace. You know, sometimes it's easier to punch a clock than it is to run my own company. So, like, what would you say to some of those folks, or what are some of the benefits of, of what we get to be able to do? Yeah. So I'm kind of the same as you. I just have a lot of difficulty disconnecting.

At the end of the day. I'm always following up on things. I want to know what's going on. I'm very involved. And so I think, you know, part of that issue was that I didn't have the systems in place to be able to manage this, this business efficiently with. The other part was just having that addictive, trait as well, just wanting to wanting to find success so fast that I think I scared my self away from it.

But I think what's really important for people that are experiencing that is just to take that step back and kind of refine your systems and make life easier for yourself. Because if you're constantly stressing and worrying about, you know, the business you're operating, then you know, maybe it's not a good fit. I left the W-2 world to get away from that.

I didn't want to come home from a dirty job, stressed out, tired, working 5060 hours a week. You know, I wanted to buy my time back. And so that's that's why I think, like, develop the systems early. That's something I didn't do. And it almost calls me to completely quit. So you get those systems in place and you operate efficiently and you just do what you're supposed to do, it becomes so much easier.

And that's kind of where I'm transitioning to right now. I just I took the time up front to make sure everything was in place that I needed and restructured. So I love the fact that you took a step back to kind of retool. The other thing that comes to mind for me is like historically, you know, I've been running this company, I bought this company in 2019 from my mentor Justin, and I built runway to be a $15,000 a year program, and it was that for many, many years up until, like, I don't know, a year or two ago and now kind of rolling into more of a lifetime program because I just feel like there's plenty of people that are like in a big rush to make it work because they bought a program or they join it.

Like we rolled out this scrape and replace model recently, you know, like building new programs and just rolling it in and including it all and be like, oh, that's the thing for me, you know, and changing with the times. Yeah, I mean, the one thing that's been a game changer for me is something I wasn't doing at the beginning is tracking, tracking my offers, or even tracking my conversations with wholesalers, homeowners, realtors, anybody. Because, you know, I would get all these properties in my inbox. I would analyze them, I'd send out an offer, and then I, I would forget about it and I'll shoot.

I don't remember the address. So just being able to track data across not just that, but but everything and being able to follow up on it has been really a game changer. It sounds so small and insignificant, maybe, but being able to see what you already did, follow up on it and make a follow up offer, like that's just how you have to operate it.

Before I would have chased one deal, probably for a week, two weeks, three weeks. Just locked in on this, this one single deal, trying to make it happen. And I think I see that a lot. So yeah, tracking, I guess what we call it, we're going to call it KPIs, tracking KPIs, tracking your data, knowing your numbers. If you look at every every lead in your database and you pull like the last six months, I bet 70% of those houses sold to somebody. We used to do this all the time. We would look at all the houses that sold and compare them to if they were in our database, and the majority of them were, and they didn't sell to us.

And so it just goes to show it's going to sell to the people. And a lot of times they would sell for less than what we offered. We just didn't keep knocking on the door. Like for for most of us, we deal with distressed sellers, right? People are in pain and they just sometimes they just have to. Time is time is going to create more and more pain.

And if you're there when they're ready to sell, that's it. That's the game. That is the game. If they forgot about you, you made one offer. They didn't take it. They got upset. You left. So the one and only thing that's really different, in my opinion, is you need to build those relationships with those people in that market because obviously I can't be present.
