My wife Lucy and I got stuck in the woods the other day.

Our Jeep ended up in a ditch.

I spent about 45 minutes trying to jam rocks and logs under the wheels to get traction and get it out…

…but it didn’t work.

The sun had set and it was getting dark.

Our phones didn’t have any reception.

We hadn’t seen anybody else on the trails all day.

We were a solid 5 miles from the nearest paved road.

(And we didn’t know if anyone would be down there when we hiked out.)

We weren’t in any real danger…

But we had to make some difficult decisions.

(More on that later.)

So why am I telling you this?

Getting stuck in the woods reminded me of something a lot of real estate investors get WRONG when they’re talking to motivated sellers.
