Joseph Adams Jr. is a Marine Corps veteran who used to grind 10-hour shifts at Microsoft.
Today -- after quitting the IT corporate world -- he's a full-time house flipper in Jacksonville, Florida, with six rehabs behind him, his biggest purchase yet under contract, and a $100K private money raise that closed in under 24 hours off a single text!
In this episode, Joseph sits down with Adam Whitney to break down how he went from "I don't know anyone with money" to having lenders text back "how soon do you need it?" — all while building a business his own mom is now investing alongside.
He covers:
- The very first deal that funded everything after it — a $10K family property he resold for $60K (and how he wholesaled it without realizing that's what he was doing)
- The two-contractor disaster that cost him $30K and four months on his second flip — and the exact moment he should have fired the first guy three weeks earlier
- Adam's "115% rule" for raising capital that most new flippers get wrong — and why it's the difference between $100K in the account on Monday and $15 on Tuesday
- The mindset shift from doing tasks that save money to doing tasks that make money — and the hands-on jobs Joseph had to stop doing himself to actually grow
- His goal-reset moment: going from "20 deals this year" to "20 deals this summer" — and the three conversations he's having right now to make it happen
- How to turn cash flow problems upside down.... and more!
What changed for him was getting handed a real playbook for raising capital, plus walking into a room of operators who actually answer the phone when a deal needs a second set of eyes.
That room is called 7F Runway. An action-oriented mastermind built for early-stage flippers who are tired of duct-taping deals together one at a time and ready to build a business that pays them consistently.

Welcome back to the Seven Figure Flipping Podcast. I'm your host, Adam Whitney, the CEO of seven figure flipping in blackjack real estate. And I've got one of my friends and our awesome members with us today, Joseph Adams. Joseph, welcome to the show, man. Thank you, thank you, thank you for having me, Adam. I feel like this is a kind of a long time coming, because I've been watching your journey for quite some time, and I think let's get the audience up to speed, though.
00;00;32;27 - 00;00;59;15
Unknown
Take me back to the version of you before any of this. Before any real estate stuff. What did a normal Tuesday actually look like for you? What was your life like at that home maker? Yes. So before I get into real estate, before it even, like, hit my mind, I had just gotten out of the Marine Corps. I was working in it, literally doing was it like four, ten day hour shifts?
00;00;59;15 - 00;01;27;10
Unknown
So typical. Tuesday was like an 8 to 8 p.m. for me. Just just yeah, just looking at multiple screens all day. Yeah. Just grinding. Okay. So so you you were in the Marine Corps military guy. Obviously. That's how we connected quite some time ago. And you were left the military. You got a normal kind of corporate style job.
00;01;27;12 - 00;01;51;21
Unknown
I'm assuming that was like in the defense industry since you came from the military or something like that. Yeah. Ended up working at Microsoft with the Azure support team. Yep. Oh, wow. That's a big deal. Yeah. Okay, cool. Well, like I've been there, you know, working obviously the military job and wondering if there was going to be something more for my life than a Department of Defense job after the Marine Corps.
00;01;51;28 - 00;02;14;03
Unknown
So tell me, like, maybe like, think about that time and the exact moment you knew what you were doing wasn't going to get you to where you wanted to go, obviously. Like, because that's a pretty good job. And there has to be a more compelling purpose to to kind of leave that and go into entrepreneurship. What was that point for you?
00;02;14;05 - 00;02;37;17
Unknown
It was a few different things. I would say the biggest one, and I thought about this a few different times in the Marine Corps. I really I remember being like physically tired this all the time, just grinding away. Then I went to Microsoft and then I was mentally drained almost every single day. It was a dream job. Like it just it was a really good, good place to work.
00;02;37;24 - 00;02;56;08
Unknown
But I got to a point where I'm like, yeah, this isn't fun anymore. You know? I don't I don't enjoy it. I don't enjoy the the mental drain of it. I don't enjoy doing all the certifications every few months. And I just got to a point where I'm like, you know what? I think it's time to try something different, you know?
00;02;56;09 - 00;03;19;06
Unknown
And I try to decide, like, you know, what are the things I really enjoy doing? And then I just started doing like renovations around my home and people were like, hey, I saw you did remodeled your bathroom. Would you want to come do some flooring? I remodel my bathroom for me. I was like, sure. But just so you know, I'm not a professional, but I'll see what I can do.
00;03;19;08 - 00;03;41;25
Unknown
And then I started doing that for a couple of months and I'm like, okay, I'm actually making some decent money doing this. Maybe I should look into doing something else. So like I said, when I was at Microsoft, I was working maybe like four day shifts, ten hours each. So I had three days off and those three days off I would normally do like my property management company on the side and handyman business.
00;03;41;25 - 00;04;04;28
Unknown
And I was like, man, I'm almost making as much doing this as I am at Microsoft, so maybe it might be time to take a leap of faith and, you know, step out on my own. Yeah, that's that's really cool. So you started kind of like renovation. Interested? How did that transition from like, I'm going to do your flooring to I'm going to go buy houses and flip them.
00;04;05;00 - 00;04;25;19
Unknown
You know, I'm not sure where that idea came from. So I think what ended up happening was I ended up getting with some realtors in my area, and I would go and do like the lawn, care for them, clean out. I would do everything they need to fix other properties before they sell them. And then, you know, down the road he's like, yeah, I got some rental properties.
00;04;25;19 - 00;04;43;27
Unknown
And we just started talking and I would just go and clean and fix up some of his properties. So I kind of solid from that side. And then, you know, I just kind of asked a question like, what would I need to do to get into real estate investing? You know, I kind of on a, on a, on one way, I was already kind of doing it.
00;04;43;27 - 00;05;08;05
Unknown
I just hadn't purchased anything like my actual owned properties. But I was already renovating, cleaning up, you know, talking to different contractors, making those connections. And then after a while, I got my first property, took that leap of faith, purchased the first one, and it's I've been grinding away since then. Cool. I want to circle back to that first deal because that's like for me, that's always like the exciting deal.
00;05;08;05 - 00;05;29;14
Unknown
It's kind of a belief system change. It's like, Holy crap, this works. But I want to talk about to you because I have a ton of admiration for the family man that you are. And like, dude, you're you are such a model for people like how well you treat your mother. Oh, yeah. You know, it's like such a like, I have a ton of admiration for that.
00;05;29;14 - 00;05;47;07
Unknown
So I'd love for you to talk a little bit about that and your why and all the amazing things you're doing for other people in your life. Yeah. And that also kind of goes back to like how I came up with my business name together as One Properties. I was trying to figure out, all right, let's start a business.
00;05;47;07 - 00;06;10;24
Unknown
But how can I incorporate what I truly love and to building something that I have fun doing? And that's how I came up with my name. Family is the most important thing to me. My daughter, by far, is the greatest thing that has ever happened to me. My mom has been by my side even right now. You know, she's just invested in a property with me, so that's been awesome.
00;06;10;24 - 00;06;28;24
Unknown
But yet she's literally been. I love her, by the way. Yes, she is awesome. I keep telling everyone my mom is awesome, but I don't want to share her too much because that means less time for me. Yeah, I was, I was I was fortunate to get to spend a little bit of time with her when we all went to Cancun and I was blown away.
00;06;28;24 - 00;06;53;04
Unknown
I'm like, dude, I get it. Like, his mom's awesome. Yeah, she I, you know, she she's literally been she I would say she was like my official first customer when I really started my investing business. She was the first one that allowed me to come in and remodel her home for her. And you know, that that also really kind of set me up to, you know, the trajectory that I've been on now.
00;06;53;06 - 00;07;17;03
Unknown
Yeah. She's been yeah, she's been my my rock. She's been my rock. Well, let's, let's talk about that trajectory a little bit. How many how many flips have you done today. So does how many rehab. How many rehabs? Okay, so I think I'm up to almost six right now. And then I just closed on one property yesterday. And I'm looking to close on another one next week.
00;07;17;03 - 00;07;38;11
Unknown
So that's incredible. Yeah. We you're such a dude. You're such an action taker. Mover. I'm so excited for you. Me too. You know, you you you and I run in similar circles. Absolutely. And I'm. I love for you just to talk about, like. I mean, you joined the seven figure flipping talk. Talk to me about that. Like, what was that decision?
00;07;38;14 - 00;08;00;02
Unknown
Like, why did you make that decision? Like what? What did you see that you felt like would be helpful to your business? I'm honestly just curious. Yeah, absolutely. So for me, I was already a part of some other masterminds and great, great experiences. Nothing. I wanted to take anything away from the experiences they gave me. But I knew that flipping is something that I genuinely enjoy.
00;08;00;02 - 00;08;21;12
Unknown
I love the whole process and I want to. I wanted to create that business like I want to do this day to day. I want to, you know, renovate properties in my hometown like I want to do that. And I remember speaking with Tracy, I had talked with you a few times, and I just kept hearing people's, you know, bringing up Bill Allen and Bill Allen, second seven figure flipping.
00;08;21;12 - 00;08;36;14
Unknown
I'm like, okay, what is this? What what what is this thing? I'm like, I consider myself a flipper. When people ask me what I do in real estate, I say, hey, I'm an investor, but I'm a flipper. That's what I really do. So I had a conversation with Tracy and I was like, Tracy, come on, tell me what's going on.
00;08;36;14 - 00;08;53;27
Unknown
What is this about? And she's like, hey, you know, if you're serious about it, you need to come to one of our events and see what it's about. So the first event that I ended up going to was a Clearwater event. I was there the first day and I would say maybe like the third session, I was just sitting there.
00;08;53;27 - 00;09;15;22
Unknown
I'm like, oh, this is different. This is different. These guys are serious. You know, for me, you know, coming from the military background, you know, I like structure. You know, I like knowing what I need to do, how to do it. And that's what really drew me to seven figure flipping is that when we got there, it wasn't, you know, no one was gatekeeping.
00;09;15;22 - 00;09;37;03
Unknown
Everyone was giving information and not even just that they were given information. You were holding everyone accountable at the same time. Like, you know, like, oh, boy. Excuse me? No excuses. Like, we're not holding back. I remember Bill had got up there and he was speaking and he was like, who's the leader? And like, no one raise your hand.
00;09;37;03 - 00;09;58;27
Unknown
He's like, are you serious? I was like, oh, I'm a leader. You know? That right there just really motivated me. Just the different processes that you all have taught me to different mindsets that I've learned along the way. And I wasn't even a member yet. But, you know, the group had already kind of brought me in, you know, had I not told anybody that I wasn't a member, no one probably wouldn't have known.
00;09;58;27 - 00;10;21;17
Unknown
That's just how welcoming everyone was. You know, everyone was asking me about my business. Hey, you're in Jacksonville. Like, it was just. It was serious. It was very personable. I also liked that, you know, people's families were there to. The kids were there. I'm like, yeah, this is this is where I need to be. This is the type of place that I know will help me get to those next steps within my business.
00;10;21;19 - 00;10;45;04
Unknown
I love that man. You know, obviously people ask about what mastermind should I join, what group? And when I'm looking at people in seven figure flipping like we're family first. Absolutely. We're deep family. And you know, we're strong in our faith in this organization and we're serious about what we're doing. So I feel like if people meet kind of those three criteria because honestly, the game is the game.
00;10;45;05 - 00;11;06;04
Unknown
Like the beauty of the community is we have people with decades of experience that we've kind of had this whole infrastructure built from to give you the playbook, the blueprint that you were talking about, the systems, the process and all that. But just as important to that, in my opinion, is the kind of culture of our our folks like you are a perfect fit for our community because of who you are as a human.
00;11;06;04 - 00;11;25;17
Unknown
And that's more important because if that part doesn't work, then like, I could give you all the stuff, but it just it doesn't work as well in my opinion. So dude, I'm so grateful to have you, man, and I really appreciate you telling that story. Yeah, I've made some great, great friendships. I've got a lot of great mentorship.
00;11;25;19 - 00;11;44;14
Unknown
You know, literally I had someone Peter, he reaches out to me almost every week like, hey, you're still getting at it. And of course he's like, how's mom? I'm like, she's good. She's mine. I love it, I love Peter, he's a great leader in the community, in Positive force. I can tell so many good stories about his kind of journey to.
00;11;44;14 - 00;12;05;12
Unknown
But that's the beauty of this. Let's go back to that first deal, okay? You know that you closed on, like, talk to me about that first deal. What were the numbers? Was it direct a seller like. So what were you concerned about? Being honest. So I will say there was there was kind of in tandem two different deals that I kind of did at the same time.
00;12;05;14 - 00;12;31;13
Unknown
And one of the things that I've learned about real estate investing is all about connections. It's all about just reaching out to different people. And that's how you kind of get some deals. So these first two deals that came to me, the first one was actually my grandfather's church. He went after he passed away, my, my, my mother and well, the church ended up staying in kind of transfer hands.
00;12;31;21 - 00;12;55;21
Unknown
Then my mom ended up getting into it and I basically I purchased it from her. I basically purchased it for $10,000 from her. I fix it up, cleaned it up, maybe put about maybe about 6 to 7000 into it, and I ended up selling it for $60,000. So that was my first deal. I guess you can kind of say I wholesale did or hotel did, but that was like my first deal.
00;12;55;23 - 00;13;14;14
Unknown
And then basically the funds that I got from that, I used that to purchase my next property. So I reached out to a few different realtors in my area like, hey, I'm back in Jacksonville, I'm looking to do some real estate investing. One of a family friend who's also realtor was like, hey, I got this property for you.
00;13;14;21 - 00;13;38;19
Unknown
Come look at it. You're the first person I'm going to let see it. I'm like, I'll be there right now. Give me 15 minutes. I'm there. So I ended up purchasing that property for $145,000. I ended up putting 45,000 into the renovation, and I sold it for $290,000. Wow. Yeah, that's great man, I love that. And you know, you're building it in a responsible way like that.
00;13;38;19 - 00;14;03;04
Unknown
First, it wasn't a ton to take on. You did it smartly. I think that's a really, really great story. Let's. Sometimes I feel like we talk too many about too many wins. Let's talk about a challenging deal. Did you have any deals that you felt like it was very stressful? Or, you know, things were not going according to plan because those do happen to and I think it's important for us to recognize those.
00;14;03;04 - 00;14;21;00
Unknown
If you had me. Yes. So that second deal, the one that I ended up purchasing for 145. So with me, I also had a background in like construction management. So I did go to school as well while I was at Microsoft. So I kind of understand, you know, how to do certain things. I understand the cause and the time.
00;14;21;01 - 00;14;42;07
Unknown
So I ended up having a contractor. So first, actually I had two contractors. The first contractor I had on the property, I think I had purchased this property like December like 24th or something like that, and we had like, hey, you know, let's wait till the new year starts and then we'll, we'll get an on a pop and let's do it.
00;14;42;11 - 00;15;07;19
Unknown
January came the first week of January came. I'm like, didn't hear anything. Second we came, didn't hear anything. The third week came. I'm like, I texted you. I called him like nothing. Third week came nothing. I'm like, yo, what is going on? I was like, okay, okay, okay. So I kind of waited to like the third week of January towards the end, finally, like got in contact with them and we ended up meeting at the property and he's like, all right.
00;15;07;19 - 00;15;24;20
Unknown
Yeah, I'm ready to get started. I'm like, okay, cool. Next he's like, I can start next week. I was like, okay. I was like, hey, let's get this done. So the next week comes nothing. Again, I'm like, this is crazy. So I ended up basically started the demo myself, started cleaning it out, and then I hear from again, he's like, hey, I'm ready.
00;15;24;21 - 00;15;44;12
Unknown
You know, you're sorry for what happened. Then I come in and I'm bringing him in again. We walk through, he's like, okay, I see you did the demos. Like, yeah, we got to get this. We gotta get this party started. And that next that same day after the walkthrough, I didn't hear anything from him, but I got an email saying that he was removing himself from doing the project.
00;15;44;12 - 00;16;00;21
Unknown
I'm like, wow, like you didn't talk to me or anything. I'm like, that's cool. You know, if that's how you want to do business, that's okay. So I was like, all right, what am I going to do? What I'm going to do? So I started reaching out, trying to find another contractor. I found another one. And he's like, yeah, I can come in, I can do it for this.
00;16;00;21 - 00;16;29;18
Unknown
And then I'm like, cool, let's sign these documents. So let's get this party started. And then that's where I learned that every contractor is not the same. Yeah. Like, you know, for like for me, if what ended up happening in is with him, let's say we needed to install a door. So for me, if you're installing a door, that means you're putting the door back on, you're going to fix it up.
00;16;29;18 - 00;16;50;23
Unknown
You're putting a new door knobs and stuff like that. He would put the door on. No door knobs, no paint, and he'd be like, hey, it's done. I'm like, no, it's not done, not done. Like you've done portions of it, but it's not completed. And then he's like, okay, well, can I get my first drawer? But I'm like, you haven't done like you haven't completed anything.
00;16;50;23 - 00;17;09;15
Unknown
But he's like, I've been working. I'm like, but have you really? So that ended up going going for like 2 to 3 months and like this is my first, you know, property that I did. And it got to a point where I just started reaching out to different people in my networks and mentors. I'm like, hey, I don't know what to do at this point.
00;17;09;17 - 00;17;28;05
Unknown
We're at like $30,000 into this project that I've given this guy, and it's like, it's not even done. And we're like, at four months, I'm like, it shouldn't have taken this long. It should have taken no more than a month, maybe a month and a half. Like, what do I do? So I ended up basically I ended up firing that contractor.
00;17;28;07 - 00;17;47;09
Unknown
I literally had to go back in and I had to redo every single thing that he did. Wow. I had been there. I had to take up all the floors. I had to put down new tubs there. There was like concrete in my pipes, like anything you could think of. It happened. And this is like my first really big deal.
00;17;47;09 - 00;18;08;26
Unknown
But I was able to basically get it done within three weeks, basically fixing everything he did, closing everything out, and still was able to make a really good profit off of that one. So that taught me a lot about contractors. It taught me a lot about, you know, making sure that you're on the job sites periodically and just, you know, being honest.
00;18;08;26 - 00;18;34;00
Unknown
And if you see red flags, don't wait. Do not wait. If you see a red flag, bring it up. Talk about it. If you got a fire, someone fire. Be quick to fire, fire, fire fast. Firefighter. It's it's it's funny you say that. There's like the with contractors. It's very simple a couple of things. Number one is something that we talk about internally a lot is expectations and agreements.
00;18;34;01 - 00;18;57;07
Unknown
Yep. If you don't get that right in the conversation up front, you will be disappointed. If you expect something and you don't communicate it well either, but both in writing and verbally. And then you don't get a positive read back and agreement from them, you are setting yourself up for failure. So that's like part one. And and we know this and you probably also need this.
00;18;57;08 - 00;19;26;14
Unknown
Yeah. And we don't realize how much work we should actually put in on vetting these contractors on the front end to get that right. The second part is inspect what you expect, which obviously coming from the military, very important to us is holding them accountable to, for example, the door, like you said. And I think when you can kind of get those two things moving in the right direction, then you start to gain a lot of momentum on the construction side.
00;19;26;16 - 00;19;50;03
Unknown
And the the other the other thing that you mentioned, that is like the third triad of this is higher, slow, fire fast. When you see those red flags like your story is a perfect example. It almost never gets better with time, right? So it's like Guy says he's coming, doesn't come give him another shot next week. Guy says he's coming, doesn't come, disappears for a month, comes back.
00;19;50;07 - 00;20;18;16
Unknown
That is a that that person is trying to tell you who you who they are. It's your job to listen. Yep. Absolutely great. Great. Beautiful story Joseph. I think that'll be so great for so many to hear that to to to really let that sink in for them as they go on their journey that similar. I do want to kind of move and talk about something because you're getting good at deals, like you're getting good at flipping houses, like your business is growing.
00;20;18;16 - 00;20;43;01
Unknown
And I'm like, love watching it. But what I found to be really, really interesting about this process, coming out of the military and into entrepreneurship is who who you become in the process because you become somebody in somebody more. Yes, as you go through this journey. So like, what surprised you most about who you have been becoming, who you are becoming, doing this entrepreneur thing?
00;20;43;03 - 00;21;03;03
Unknown
Man, a few different things. One of the ones that I have hit on, I think me and you even talked to me about it, is that when you become an entrepreneur, there's there's multiple ways to look at it. There's people that do it and then there's people that manage. I am one of those people that I love doing.
00;21;03;03 - 00;21;27;04
Unknown
I love getting my hands dirty. I love being there. But I'm at right now. I'm at that point where I realize, like, yes, my business is growing, but it's not growing the way that it should be growing. I've realized that I've done I'm doing a lot that saves my business money instead of doing tasks that makes my business money, and that is something that I have to learn.
00;21;27;05 - 00;21;44;18
Unknown
I had a mindset that I had to change within myself was like, hey, you know, why are you going to the dump? Why are you sweeping up? Why are you mopping? You know, why are you doing certain things? Like, yes, it's saving a little bit of money up front, but you could be out looking at properties. You can be out raising money.
00;21;44;18 - 00;22;03;19
Unknown
You can be out talking to other entrepreneurs. There are so many different things that I can be doing to make my business grow. Now, don't get me wrong. Every so often I'll probably come in there and show them how to put down some floor in the right way. But like, you know, like I said, you know, I need to start doing more things that bring money into my business.
00;22;03;20 - 00;22;25;04
Unknown
So that was one mindset change for me. And then the second one, I think that has been the hardest for me is how I look at money. You know, up front, like you said, you know, I utilize the money that I had to, you know, purchase properties. But what I learned really quick, that money disappears very, very fast.

I tell that for anyone that's looking to become an entrepreneur, to get into real estate investing is, you know, there's days where you're going to have 30, 40, 50 and $100,000 in your bank account the next day. There might be like $15. And, you know, you you have to have that operating income. You have to find ways of raising money.
00;22;45;23 - 00;23;02;22
Unknown
You know, of course, I just did the 500 K challenge and it blew my mind. I remember thinking like, hey, there's not people out here with money that don't know what to do with it. And, you know, that was my mindset. I'm like, no, I have to have money. People aren't just going to give me money to do things.
00;23;02;22 - 00;23;22;01
Unknown
And boy, have I been surprised. I'm telling you, man, people, I love it too. Because like, you know, the most common thing people tell me is I don't know anybody with money, you know? Surprise. You mean you don't know anybody? I'm from Detroit. I grew up poor, like. And I've been known to raise millions of dollars. I'm pretty sure you know people with money.
00;23;22;01 - 00;23;43;10
Unknown
You just don't know. The other thing they'll say to me is like, oh, it doesn't work for me. And then I'll say, cool. How many, how many contacts are in your cell phone? They're like, oh, I don't know that. I was in 2000. I'm like, okay, cool. So do all 2000 of those people know that you're doing real estate and there's an opportunity they could be a part of their like, no.
00;23;43;10 - 00;24;06;17
Unknown
And I'm like, well then you haven't you haven't tried to raise money. They're like, you haven't done the thing. Nope. So that's such a good story. I mean, that's such a good like depiction of what this journey is like. And by the way, you know, this is like everybody's journey. Yeah. And we talk about this. But the one thing that you hit on that's maybe the hardest part of this particular business to do is cash flow management.
00;24;06;22 - 00;24;31;26
Unknown
Absolutely. You know, your goal is to not have your business account going from 100 K to $15, which is, by the way, super common. It even happens to me to this day occasionally when my cash flow management is poor. But what I'll tell you is it always goes back to understanding the numbers of the deal and raising the amount, the right amount of capital for the deal.
00;24;31;27 - 00;25;03;29
Unknown
People think if the house is 100,000, in the rehabs 50,000. I need to raise 150,000. That is incorrect. Nope. You need to raise about. You need to raise 150,000, plus all the closing costs and other costs to close on the deal, plus the payments. So you're like, you should be raising like 115% of the deal cost. And when you do that, it creates this relief on your business because all the capital for the deal is already there, allocated, ready to go.
00;25;04;03 - 00;25;26;02
Unknown
And that deal is paying for itself, and you're not paying for it out of operating account or personal funds. So you're able to, you know, operate with financial strength and make good, sound decisions. But honestly, we all we hear that. We talk about it in the community all the time. But you have to you have to learn it and practice it and actually get good at it in your market with your deal cost, with all of those things.
00;25;26;02 - 00;25;43;18
Unknown
And it's cool to watch you start to put that into play in your business. And it's perfectly it's like the exact time that this happens, typically as you start to get, you know, one deal, then two deals at a time, then three at a time. You're like, oh my gosh, like this is a little bit unwieldy. You have to you have to really start to implement this system for that.
00;25;43;20 - 00;26;02;13
Unknown
And I'm excited to watch you do that. So that's really cool for you and your business and kind of what you have going on. What is the next 12 months look like for you? Like what are your goals like, what are you excited about and what scares you over the next 12 months? I am really, really excited for the next 12 months.
00;26;02;15 - 00;26;31;17
Unknown
So for me, I am looking to grow. I am looking to implement more systems that I kind of take myself out of the game. You know, I want this. I want to get as one properties to be able to function without Joseph always being there. I'm looking to to really scale this year. At the beginning of the year, I kind of had some goals that I kind of set up for myself, and the last few weeks I'm like, yo, let's smash those.
00;26;31;17 - 00;26;53;05
Unknown
Let's just like, destroy that. So I know that I had said, Hey Joe, let's do 20 deals this year. Let's, let's, let's bump it up. I wanted to do 20 deals this year. And then I said, you know what? We're going to do 20 deals this summer. So now it's okay. How do I implement that? So now, you know, I'm having these conversations with my general contractor.
00;26;53;06 - 00;27;10;29
Unknown
I'm like, hey, the time is now. Like you said that you wanted to take on more. All right. Let me like, let's let's do it together. Let's grow together. You know, I'm having conversation with title companies. Hey, how can I get these best terms? You know, reaching out to different hard money lenders. Private money lenders? Hey, I'm looking to do this.
00;27;11;03 - 00;27;26;00
Unknown
You know, we need how how do we make sure we can get these funds in time so that there's no, you know, hassle when it's time for closing. So these next 12 months, I, I'm going to look to do a lot more than I've done in the past. I want to clean up, you know, a lot of processes.
00;27;26;00 - 00;27;44;04
Unknown
I'm already looking to bring on an assistant because, yeah, your boy I'm doing great, but I can be doing so much better, especially on the admin side. I think that's one of the things that is, you know, holding me back a little bit and also trying to use like AI and stuff like that to incorporate that into my business.
00;27;44;06 - 00;28;11;21
Unknown
So I'm just not so much on like the phones and stuff like that. And I could actually be talking to people, raising money, finding deals, and just making this machine just move a lot faster than what it has in the past. I love it, man. I'm excited for you. I would my my, my guidance to you live on this podcast is to scale as you go on this journey to grow.
00;28;11;26 - 00;28;33;15
Unknown
Do it responsibly. Don't rush to failure. Infrastructure, capacity and systems are going to be critical. Yes, if you if you feel like you're out over running any of those three things, pull back a little bit. It's okay to pull back a little bit and make sure you're doing it responsibly, right? The last thing I like to see is house flippers get their get ahead of their skis.
00;28;33;16 - 00;28;52;06
Unknown
Figuratively speaking. I already know you're going to cross. You're going to do a ton of deals. The real key for you, because the ton of deals is coming. The real key for you is how do you systematize that? How do you build a business along the way so that you don't become the business? Right. Which I know you're working your way out of.
00;28;52;06 - 00;29;10;21
Unknown
I'm so proud of you, man. I'm so just grateful to call you a friend and absolutely. And have you in my world and get to go on these, like, you know, business and family vacations with the family. It's just awesome, dude. Yeah. It's like, yeah, I definitely appreciate seven figure flipping these last few months since I was in November.
00;29;10;27 - 00;29;26;03
Unknown
We like it's just been moving and grooving in a way. I just I didn't expect, you know, at the beginning of the year, I was speaking with my mom. I'm like, this is going to be a year of opportunity. And I'm like, I don't know how it's going to happen. But I'm like, things are going to happen this year.
00;29;26;03 - 00;29;48;07
Unknown
And now that they're happening, I'm like, oh my goodness, like, this is happening. You know, I didn't expect this. You know, I have I'm under contract on my biggest purchase thus far, looking to purchase this property next week. Had some conversations with some private money lenders. The first one I reached out to, I'm like, hey, I'm looking to purchase this property.
00;29;48;07 - 00;30;06;20
Unknown
I need about 100 K and they're like, okay, how soon do you need it? I'm like, I guess they're like, no problem, just send me the terms. And I'm like, that was easy. Like, you don't need to like, no, you've already built those relationships. So, you know, stuff like that when it happens. You know, I kind of take a step back and look at it like, wow, I'm, you know, I'm blessed.
00;30;06;20 - 00;30;24;26
Unknown
I'm grateful for this. I'm happy that I have the infrastructure and the family around me and the community to really help me and push me and to do these things. So I am old, overly grateful for everything. I love it. And and before we cap this off, here's what I tell you, man. Remind yourself that you deserve it.
00;30;24;26 - 00;30;47;04
Unknown
Because I think where we come from and our our background especially like, kind of people join the military, we're like all truest meaning, you know, we're doing things for other people all the time. But just remember that you deserve it. You deserve it. And I'm so proud of you, man. And for people who might want to reach out to you and get involved and invest in some of these deals in Jacksonville with you.
00;30;47;05 - 00;31;12;22
Unknown
What's the best way for them to reach you? So, so right now. So I just set up a calendar. I can give you everyone those details as well. But if they reach out to put that link in the in the show notes for sure. Yeah, I can send them to my calendar. Honestly, if they just send me a message on Facebook Messenger, that's probably the quickest and best way to get in contact with me right now, just to kind of see that Facebook Messenger.
00;31;12;22 - 00;31;32;28
Unknown
And then once we get up there, you know, I'll set something up and then buy, you know, email, text from there. But normally my calendar and Facebook Messenger is probably the best ways to get in contact with me right now. Oh, I love that. So if you're so Joseph Adams Junior on Facebook, and if you're listening to this, you want to talk to an actual investor who's doing deals and maybe see how you might be able to get involved with him.
00;31;32;28 - 00;31;51;03
Unknown
And if you're even local to him and you have deals, he's a real buyer. So friend of mine on Facebook, send them a message. Go take them for coffee. I think you'd be well served from doing that. Joseph. Man. Super grateful you could spend some time with me on this this morning. And I'm appreciative of you. Tell Marion.
00;31;51;03 - 00;31;56;15
Unknown
Tell the whole family. I said, what's up, I will. Thanks for coming on, man. All right. No, thank you for having me.
