It was a few different things. I would say the biggest one, and I thought about this a few different times in the Marine Corps. I really I remember being like physically tired this all the time, just grinding away. Then I went to Microsoft and then I was mentally drained almost every single day. It was a dream job. But I got to a point where I'm like, yeah, this isn't fun anymore. You know? I don't I don't enjoy it. I don't enjoy the the mental drain of it. And I try to decide, like, you know, what are the things I really enjoy doing? And then I just started doing like renovations around my home and people were like, hey, I saw you did remodeled your bathroom. Would you want to come do some flooring? I remodel my bathroom for me. And then I started doing that for a couple of months and I'm like, okay, I'm actually making some decent money doing this. Maybe I should look into doing something else. So I think what ended up happening was I ended up getting with some realtors in my area, and I would go and do like the lawn, care for them, clean out. But that's the beauty of this. Let's go back to that first deal, okay? You know that you closed on, like, talk to me about that first deal. What were the numbers? Was it direct a seller like. So what were you concerned about? Being honest. So I will say there was there was kind of in tandem two different deals that I kind of did at the same time.

And one of the things that I've learned about real estate investing is all about connections. It's all about just reaching out to different people. And that's how you kind of get some deals. So these first two deals that came to me, the first one was actually my grandfather's church. Then my mom ended up getting into it and I basically I purchased it from her. I basically purchased it for $10,000 from her. I fix it up, cleaned it up, maybe put about maybe about 6 to 7000 into it, and I ended up selling it for $60,000. So that was my first deal. I guess you can kind of say I wholesale did or hotel did, but that was like my first deal.

And then basically the funds that I got from that, I used that to purchase my next property. So I reached out to a few different realtors in my area like, hey, I'm back in Jacksonville, I'm looking to do some real estate investing. One of a family friend who's also realtor was like, hey, I got this property for you.

Come look at it. You're the first person I'm going to let see it. I'm like, I'll be there right now. Give me 15 minutes. I'm there. So I ended up purchasing that property for $145,000. Let's talk about a challenging deal. Did you have any deals that you felt like it was very stressful? So I ended up having a contractor. So first, actually I had two contractors. The first contractor I had on the property, I think I had purchased this property like December like 24th or something like that, and we had like, hey, you know, let's wait till the new year starts and then we'll, we'll get an on a pop and let's do it.

January came the first week of January came. I'm like, didn't hear anything. Second we came, didn't hear anything. The third week came. I'm like, I texted you. I called him like nothing. So I kind of waited to like the third week of January towards the end, finally, like got in contact with them and we ended up meeting at the property and he's like, all right.

And then I'm like, cool, let's sign these documents. So let's get this party started. And then that's where I learned that every contractor is not the same. Yeah. Like, you know, for like for me, if what ended up happening in is with him, let's say we needed to install a door. So for me, if you're installing a door, that means you're putting the door back on, you're going to fix it up.

You're putting a new door knobs and stuff like that. He would put the door on. No door knobs, no paint, and he'd be like, hey, it's done. I'm like, no, it's not done, not done. But he's like, I've been working. I'm like, but have you really? So that ended up going going for like 2 to 3 months and like this is my first, you know, property that I did. We're at like $30,000 into this project that I've given this guy, and it's like, it's not even done. And we're like, at four months, I'm like, it shouldn't have taken this long. But I was able to basically get it done within three weeks, basically fixing everything he did, closing everything out, and still was able to make a really good profit off of that one. And if you see red flags, don't wait. Do not wait. If you see a red flag, bring it up. Talk about it. If you got a fire, someone fire. Be quick to fire, fire, fire fast. Firefighter. It's it's it's funny you say that. There's like the with contractors. It's very simple a couple of things. Number one is something that we talk about internally a lot is expectations and agreements.

Yep. If you don't get that right in the conversation up front, you will be disappointed. If you expect something and you don't communicate it well either, but both in writing and verbally. And then you don't get a positive read back and agreement from them, you are setting yourself up for failure. So that's like part one. And and we know this and you probably also need this.

Yeah. And we don't realize how much work we should actually put in on vetting these contractors on the front end to get that right. The second part is inspect what you expect, which obviously coming from the military, very important to us is holding them accountable to, for example, the door, like you said. And I think when you can kind of get those two things moving in the right direction, then you start to gain a lot of momentum on the construction side.

And the the other the other thing that you mentioned, that is like the third triad of this is higher, slow, fire fast. When you see those red flags like your story is a perfect example. There's people that do it and then there's people that manage. I am one of those people that I love doing.

I love getting my hands dirty. I love being there. But I'm at right now. I'm at that point where I realize, like, yes, my business is growing, but it's not growing the way that it should be growing. I tell that for anyone that's looking to become an entrepreneur, to get into real estate investing is, you know, there's days where you're going to have 30, 40, 50 and $100,000 in your bank account the next day. There might be like $15. And, you know, you you have to have that operating income. You have to find ways of raising money.

You know, of course, I just did the 500 K challenge and it blew my mind. I remember thinking like, hey, there's not people out here with money that don't know what to do with it. And, you know, that was my mindset. I'm like, no, I have to have money. People aren't just going to give me money to do things.

And boy, have I been surprised. I'm telling you, man, people, I love it too. Because like, you know, the most common thing people tell me is I don't know anybody with money, you know? Surprise. You mean you don't know anybody? I'm from Detroit. I grew up poor, like. And I've been known to raise millions of dollars. I'm pretty sure you know people with money.

You just don't know. The other thing they'll say to me is like, oh, it doesn't work for me. And then I'll say, cool. How many, how many contacts are in your cell phone? They're like, oh, I don't know that. I was in 2000. I'm like, okay, cool. So do all 2000 of those people know that you're doing real estate and there's an opportunity they could be a part of their like, no.

And I'm like, well then you haven't you haven't tried to raise money. They're like, you haven't done the thing. Nope. So that's such a good story. I mean, that's such a good like depiction of what this journey is like. And by the way, you know, this is like everybody's journey. Yeah. And we talk about this. But the one thing that you hit on that's maybe the hardest part of this particular business to do is cash flow management.

Absolutely. You know, your goal is to not have your business account going from 100 K to $15, which is, by the way, super common. It even happens to me to this day occasionally when my cash flow management is poor. But what I'll tell you is it always goes back to understanding the numbers of the deal and raising the amount, the right amount of capital for the deal.

People think if the house is 100,000, in the rehabs 50,000. I need to raise 150,000. That is incorrect. Nope. You need to raise about. You need to raise 150,000, plus all the closing costs and other costs to close on the deal, plus the payments. So you're like, you should be raising like 115% of the deal cost. And when you do that, it creates this relief on your business because all the capital for the deal is already there, allocated, ready to go.

And that deal is paying for itself, and you're not paying for it out of operating account or personal funds. So you're able to, you know, operate with financial strength and make good, sound decisions. But honestly, we all we hear that. We talk about it in the community all the time. But you have to you have to learn it and practice it and actually get good at it in your market with your deal cost, with all of those things.

And it's perfectly it's like the exact time that this happens, typically as you start to get, you know, one deal, then two deals at a time, then three at a time.
