Tracy Hanks is almost 60.
She's a full-time nurse.
Two months ago, she had never done a real estate deal in her life.
Today she has three.
Two under contract and a third in the works, all inside her first 60 days as an investor.
In this episode, Tracy sits down with Adam Whitney to break down how she went from stuck in "learning mode" to actually closing deals while still pulling shifts at the hospital.
She covers:
- The lead generation method that got wholesalers and agents bringing deals to her instead of the other way around
- How she built her contractor team from scratch as a brand new investor
- The private money lender she found in the most unexpected place (you have to hear where)
- The Sunday phone call with Adam that saved her first deal from becoming an expensive mistake
- Her plan to bring her husband home from a travel-heavy W-2 and build something her kids can inherit
If you're already doing deals but they feel inconsistent, or you're squeezing this in around a W-2 at 11pm, Tracy's story is going to land hard.
What changed for her was getting handed a real blueprint, plus dropping into a room full of operators who actually pick up the phone when a deal needs a second set of eyes.
That room is called 7 Figure Runway. An action-oriented mastermind built for early-stage operators who are tired of duct-taping a business together and ready to build something that pays them consistently.
See if it's a fit for where you are:

Welcome back to the seven Figure Flipping Podcast. I'm your host, Adam Whitney, and I have an amazing guest today, my friend Tracy Hanks, one of our awesome seven figure runway members. Tracy, I'm excited to have you. Welcome to the show. Thanks, Adam. I'm glad to be here. It's so cool. Okay. You came into our world not that long ago.
00;00;29;15 - 00;00;53;17
Unknown
Maybe 3 or 4 months ago. Now. Is that sound about right? Okay. Two months ago. Gosh, has it really only been two months? I feel like we've been friends for a long time at this point. How? Let's go here. Take me back to right before you joined our community. And talk to me about what your investing life prior to coming here was, like, day to day.
00;00;53;17 - 00;01;13;24
Unknown
Because I know you'd been, like, exploring some stuff and thinking about doing it and educating yourself. So what was your life day to day at that point? What did it look like? So the reason we even looked at real estate was for tax breaks. My husband was going to pay more in taxes than I was going to make in salary.
00;01;13;27 - 00;01;40;09
Unknown
So we started looking. We we found a group that was more of a making context kind of thing. Being a nurse, I needed more education, more direction. Not necessarily somebody to hold my hand, but somebody to walk alongside of me. And we did a lot of things. Or I say a lot of things. We listened to a lot of things.
00;01;40;10 - 00;02;07;09
Unknown
There were so many avenues of real estate that I was overwhelmed. I didn't know which way to go. We went to a mastermind. We met a lot of really cool people. But still, I was kind of lost. I just didn't know what to do. And then I did a webinar. I had never done any investing before. And then I did a webinar with you and I.
00;02;07;12 - 00;02;37;23
Unknown
My world changed. I just knew I had to be involved with seven figure flipping. Not just you, but just everything that you talked about in that webinar was what I was looking for. Yeah, I love it. Yeah, it's really cool. And you know what it's like. That's a lot of our story, actually. You, you see, like you see something that makes you realize, like, wow, this is like an actual could be a really good path for me if I could just figure it out.
00;02;37;23 - 00;02;57;21
Unknown
And it feels achievable because you hear people on podcast or on YouTube or whatever, and you see, oh, those are like pretty normal people. But then once you kind of get in, there's so many different paths, there's so many ways you can do this. And it's not super hard or complicated to do, but it's like you just want a clear path.
00;02;57;22 - 00;03;16;02
Unknown
Like, okay, to my goals, I can walk along this path and that is actually the hardest part to find, I think, because I was there too. Like I read the books, I listened all the podcast, I was following all the different people, and I too felt information overload and a little bit of analysis paralysis very early in my journey.
00;03;16;02 - 00;03;33;21
Unknown
So it's like it's like the very, very common thing I think a lot of us go through and I'm just curious, like, what was the thing that made you, you know, pull the trigger on joining? Was there like a specific moment or was it like kind of a slow burn for you? Like what? What were you like? Yep.
00;03;33;21 - 00;04;01;07
Unknown
I'm joining. That's what I need. What was the moment? The word blueprint is what kicked me in the rear. I was like, there it is, a blueprint. I can follow instructions. I can follow a map. Not necessarily on my phone, but on a paper map. I can. But blueprint was what I wanted and what I needed and is changed my world.
00;04;01;09 - 00;04;25;02
Unknown
Oh, we're so excited for you and I'm really excited to talk about this too, because you've done an insane amount, you thought you had an insane amount of progress, and you've been in our world for 60 days, which is like insane. So if I think about that. What would you say? Something that you learned inside the community over these first 60 days that you wish you maybe new earlier?
00;04;25;04 - 00;04;59;25
Unknown
Well, I found myself once I got into the community, I found myself, like in a learning circle, and I figured I needed to break out of that. And then I started following the exact steps. And had I had like the black box method steps, if I had the 21 day fast start steps, if I had just any of that so that I could focus on one avenue of real estate, I think I would have done better when we first started.
00;05;00;02 - 00;05;21;24
Unknown
I'm not regretful of what we did in the beginning. I got my real estate license. I I've learned a lot, but I had steps to follow and that is what I wish I would have had at the beginning. I love that. Talk to me about that experience. Like, okay, so the black box method for people who don't know what that is, what is that?
00;05;21;24 - 00;05;54;17
Unknown
And then this 21 day fast start like talk about those two things and like what did you do specifically during the evolution of those things. And then what kind of result did you get from it? So this was supposed to be a rethinking, but it's not become of me thing until my husband comes home. This weekend, actually, the black box method was you have to define your your parameters, your by box be the more specific you can get, the better.
00;05;54;17 - 00;06;26;16
Unknown
But then you had to really start posting it out there into groups for real estate at you created your Gmail account. You you start posting so that they could respond. And I got overwhelmed again because it is just a me thing right now. And so I had to back off from that a little bit because everything started pouring in and I didn't have procedures or things to follow at that point by myself.
00;06;26;18 - 00;06;54;05
Unknown
So I started really concentrating on the 21 day fast start, and that brought my focus in and gave me, okay, you take your, your input or your leads from your black box method and you start dispersing it. You get your contractors, you get your funding, you get everything is lined up and ready to go for when you have that first property or that first deal, come in.
00;06;54;07 - 00;07;20;21
Unknown
And now that didn't happen right away for me. I like I said, I was in that learning circle. I had my first 30 day check in with Eric and Feel and was telling them I just felt like I wasn't doing enough, that it wasn't coming together. And be careful what you asked for, because the very next day I had two deals on paper, I remember this.
00;07;20;23 - 00;07;42;26
Unknown
Well, I remember to like I don't know if you remember this, but you had post it. So you used the deal analyzer and you like posted your numbers. And I was like, whoa, whoa, whoa, like, wait a minute, let's get on a call. Let me let let's make sure that we get this really dialed in. Because I could see for most people I can provide some like coaching from afar, but I could see how fast you were moving.
00;07;42;26 - 00;08;00;16
Unknown
And I just wanted to make sure when you got that first deal, you were going to make money. It was going to be a great experience. It was going to, you know, I knew I know that if your first deal is really successful, it's going to really change your belief system, your life, like you're going to go so far if we can nail that.
00;08;00;16 - 00;08;19;01
Unknown
So I remember you posted it and I was like, before you do anything, let's jump on a call. We got on a call, we walked through your numbers and you made some adjustments. And like, here's the beautiful thing, we didn't need to go back and forth a bunch. We got on one call, we dialed it in. You got all the information you needed from people, and then you executed.
00;08;19;02 - 00;08;41;23
Unknown
Like, I would take zero credit for any of this, by the way. And I think it's like very much your ability to take the concept, to take the thing that you learn and put it into practice. It's funny because you're like, I was in a learning loop, but you very quickly snapped out of that and took that information you had been packing in and turned it into action, which I think is really powerful.
00;08;41;27 - 00;08;55;28
Unknown
It was just really cool to see. And I remember it was like between somewhere between day 30 and day six and you're like, I got a deal. And then you're like, I got another deal. I'm like, oh my gosh, this is so cool. And then you're like, I got a third deal on the table I'm working on. So I thought that was I thought that was really cool.
00;08;55;29 - 00;09;17;19
Unknown
Let's, let's talk about the community a little bit too, because there's a lot of places that people can get education and community, and a lot of them are really good, and we attract who we are. So we get the right people here. People like you and your husband. Who who would you say in this community or in this group had maybe the biggest impact on your business?
00;09;17;19 - 00;09;49;18
Unknown
And do they even know it? So or maybe multiple people? Oh, there are so many. Just being in the community is in itself the biggest support system that I could have ever imagined. Members support each other like you said. Yes, you take you need to take some of that credit. You reached out and say, we need to do this one on one call.
00;09;49;19 - 00;10;10;28
Unknown
We did a one on one call on a Sunday if you don't, I remember and I was I was blown away that you would take time from your family to help me. I mean, who am I for you to call on a Sunday and help? But it's it's just from my first electrical contractor that I met with my little goodies.
00;10;10;28 - 00;10;37;22
Unknown
I met the best electrical contractor, Logan Campbell. I feel very blessed because every person that I have built a new relationship, my electrical contractor, my dirt guy Nathan with top tier, he took my hand and he said, Miss Tracy, I'm going to show you what needs to be done and how it needs to be done. And so we talked and I was telling him about the property that I'm working on getting right now.
00;10;37;22 - 00;10;57;09
Unknown
And he was like, well, let's go walk it together. And I was like, what? And then most recently, as a nurse, I was taking care of a patient. And I looked at the family member and I said, what do you do? She says, oh, I'm, I do private capital funding for a real estate investors. And I was like, really?
00;10;57;11 - 00;11;25;28
Unknown
So everything has felt like a blessing and truly appreciated the great people that I communicate with, not just coaches, but the coaches are awesome too. I am addicted to them. If I don't have a coaching call at least three times a week, I'm something wrong. I lean on them a lot, so my support is just tremendous from seven figure flipping.
00;11;25;29 - 00;11;47;07
Unknown
I love it, I love it so much. And obviously you come in, you're here for 60 days. You literally not. You got two deals. You're working actively now in the third one on the table that I'll be excited for as well. Had you. So I don't remember prior to this. You hadn't. This is these are your first two deals ever, right?
00;11;47;07 - 00;12;07;19
Unknown
Yes, ever. You basically went from 0 to 3 deals in 60 days, which is like a lot of credit to you on that. So what what do you feel like? Do you feel like obviously you were hustling, trying to get a deal? Do you feel like you have a business today like a meaningful business? And what are your goals with this?
00;12;07;21 - 00;12;48;25
Unknown
So my biggest goal is to get freedom from my husband's W2 so that he can be home more because he travels a lot and we want to build this together. Second of all is to build something that my kids and our kids can continue to build on when we're off traveling and enjoying our older ages. And third, my third goal is to create affordable housing for people who otherwise would never have the chance to to afford their own home or their own piece of property and have a start at life.
00;12;48;26 - 00;13;19;04
Unknown
A fair start at life. My plan to get to those goals is to continue following the blueprint step by step, not stepping out of the bounds. And just following them exactly like they're written. I love that. Can you talk about. It's hard for me to explain it to people sometimes, but obviously, you know, the things that we get you guys to do on are designed to get you in motion.
00;13;19;06 - 00;13;39;07
Unknown
They're designed to get you results very quickly, you know, and then behind that there is a meaningful amount of like, actual education that can help you build the business from A to Z. But what I don't want people to do is go into the education, get lost in there and never come out. Somebody would post in the group.
00;13;39;09 - 00;14;05;11
Unknown
I you probably saw my 21 day fast start post yesterday and somebody like, oh, I'm doing all the courses. I'm like, don't do the courses. Do the 21 day fast start because you don't need the courses yet. You need to start making money in your business. And that's where I really like people to focus on. And then go into the back end where you can learn how to literally from setting up your business all the way to growing and scaling to hundreds of deals a year.
00;14;05;11 - 00;14;32;25
Unknown
We have that education. Just talk a little bit about what that education is and what it looks like and what like where do you find utility in it? Well, so I'm a nerd, so I need to have that support of knowledge behind me. I'm, I follow the the 21 fast start. But I was also I found myself needing a little bit more support to the beginning.
00;14;32;25 - 00;14;59;00
Unknown
Courses like getting started, setting up your business, rehabbing. So I did go off into the courses. I didn't I didn't just totally focus on them because I needed to make. I needed to take the actions. You need to see it in action to be able to know that it's working, but you also need to know what you're doing before you take action.
00;14;59;00 - 00;15;20;22
Unknown
Somewhat. I think. Is that what you asked me? Yeah. Yeah, yeah. So like, basically you played with both of them. You, while you were taking action, you were also going in and getting the entire blueprint on rehabbing, getting the entire blueprint on setting up your business the correct way, getting the entire blueprint on even just the language and the lexicon that we.
00;15;20;23 - 00;15;43;22
Unknown
Yes, language is language is huge. To understand what people are talking about when you're meeting with contractors and, every new contractor I meet, I tell them I am a newbie at this. I am probably going to ask you a million questions that seem very silly to you, but it means a lot to me and I have not had one.
00;15;43;22 - 00;16;14;05
Unknown
Tell me that's not a silly question. I'd be glad to explain it to you. Just like Nathan, he. Let's go walk it together. Let's do this and let me show you what I'm thinking. Let me see it through your eyes, which has been tremendously build like this just helped me a lot. Yeah, I love it. And it's the the design of what we do is built on the backs of lots of mistakes from all of us who preceded me.
00;16;14;05 - 00;16;42;29
Unknown
So that way you can hopefully skip the mistakes that we made, because we're outlining a path that that really takes you through a process that is avoiding enough mistakes, but also gets you the fastest results possible based on lots of trial and error. You know, I just pulled the stats from our business. We've done 1428 deals to date, so we've definitely learned a lot of the mistakes.
00;16;42;29 - 00;17;00;05
Unknown
And we try to make sure that we're coaching people in a way that allows them to avoid those mistakes. It's really, really important to me because why? Why would you make them if you don't have to make them? Now look, everybody doesn't listen. I'll tell people not to do certain things and they'll still go do them. And they got to learn on their own.
00;17;00;05 - 00;17;23;25
Unknown
But you know, I can't. I can't do it for them. Unfortunately, now I think this is just really cool because you're still very early on, but you're having so much success going from, hey, I'm a full time nurse, interest in real estate to like, you're a real you're an actual real estate investor day. Yes. And I don't know, maybe you will be continue to be a nurse for for a while.
00;17;23;25 - 00;17;43;21
Unknown
Or maybe you won't because you will have the option not to. Probably in short order. Or maybe you'll just retire your husband first so that he can work in the business, and then that'll be fun too. But if you ran into somebody at a meetup who's, you know where you were early on in your journey, what would you tell them today?
00;17;43;24 - 00;18;17;03
Unknown
It's kind of funny that you asked that question. I actually had a friend of mine that's a nurse that asked me if she could shadow me because she was watching my journey. She's been she said, you're so inspiring. Can can I just come work for you for free? So her and her little family came over yesterday and we spent the better part of the afternoon, and I would just say, do it.
00;18;17;05 - 00;18;43;17
Unknown
Find someone that you feel could explain a little bit about it to keep you from getting overwhelmed from all the avenues of of real estate and just shadow them, ask them questions, tell them that you want to learn. Go watch a Adam Whitney webinar.
00;18;43;19 - 00;19;01;14
Unknown
It's very convincing. Well, I remember, I remember like I very I remember the webinar and we were in the VIP and you were like, this alone has been the most about one of the most valuable things. And we only spent a few days together. So I was just like, I knew from that moment you were going to be successful.
00;19;01;14 - 00;19;29;00
Unknown
I was like, so excited for you. I remember telling our team, like, you guys got to Truss up, check out Tracy. She's going to absolutely crush it. So we have been rooting for you since day one, no doubt about it. And I think it's really cool because once you get once you take the red pill and you come on the other side because I too was a, you know, government W-2 employee, like, you know, similar to like being in a nursing field where I was serving in the military.
00;19;29;00 - 00;19;51;27
Unknown
And then I took the red pill, I got the pill from Bill Allen. And, you know, I never looked back. But I'll tell you, things have my what I believed is possible for me personally has changed. I remember growing up and I was in the I lived in the Detroit, Michigan area and kind of the pinnacle in that area was working a factory job.
00;19;51;27 - 00;20;07;19
Unknown
And, you know, I wasn't going to go to college or anything. I did end up going to college, but I wasn't going to go to college. I was I was hopeful to work a factory job, and if I could make 70 or even a hundred grand a year, I thought like that would be the absolute pinnacle of my life.
00;20;07;21 - 00;20;33;14
Unknown
And I couldn't have at that time. I couldn't have imagined anything like I have today, like, couldn't even imagined it. So I'm curious for you, like, now that you're building toward what you what you're building toward now, what is it that you wouldn't have even considered possible before? Based on what you know now, I would have never thought.
00;20;33;17 - 00;20;59;29
Unknown
First of all, I didn't become a nurse until I was 37. So it's late in life. I'm almost 60. I just become a realtor and a real estate investor. I would have never thought at this point I would have thought I was looking at retiring and said, my life is sped up because real estate is is I'm I'm ate up with it, I love it, I want to learn more about it.
00;20;59;29 - 00;21;35;24
Unknown
I my parents have always been a support and taking your dreams and making them real. My dad has always well, what about this? He thinks outside the box and I never really saw myself thinking outside the box. You know, I figured work my nursing job, retired and then enjoy my grandkids. This real estate world has just opened a whole nother desire in me to help people in a different way.
00;21;35;26 - 00;21;58;12
Unknown
Not only not only in providing affordable housing, but people who want to get more returns on their money without having to do the work. I'll do the work for you. You know, here's the opportunity that I'm learning to. I want to learn more about how I can show people how to do that. So I never would have seen myself here today.
00;21;58;15 - 00;22;27;27
Unknown
It's really, really powerful and it's really impressive. Tracy, what you've done, and I do think that that is kind of a part of our industry that people don't realize is super powerful, which is it's not just you who gets to grow and become the next version of yourself and build this beautiful thing that you're building with your family, but you're able to bring these other people along with you on the journey.
00;22;27;28 - 00;22;48;04
Unknown
I'm thinking, like a lot of your private lenders who they have real estate interested, but they're not going to go do the work. That's really not for them, but they want to they want to be a part of the opportunity now because you know them and they know you. You're now opening up those opportunities for people, you know, to do stuff other than invest in the stock market.
00;22;48;06 - 00;23;04;07
Unknown
Now they're investing directly with you into real estate deals. You're doing all the heavy lifting and they're getting to make a really good, secure return on their money. Yeah. We're offering we're offering way above.
00;23;04;10 - 00;23;33;04
Unknown
What an institute offers. And that's so that we can build and prove ourselves to these people so that they'll also tell others, will we always offer the higher percentage rate? Maybe not, but you know, why not? And now get in now are good. They're always going to be good, but they're really good right now. Yeah. I'll just say I'm just so proud of you.
00;23;33;04 - 00;23;53;06
Unknown
And like you are, we talk about you all the time and our team here just because of the work that you've put in and everything you've done. You know, a lot of people say they want something, but there's this thing I call the Seydou Gap. Like people say they want six pack apps, but then they don't do the thing required to get the six pack abs.
00;23;53;06 - 00;24;11;24
Unknown
Even though we all know how to do it and we I can tell somebody, we can show somebody how to build an amazing business that makes tons of money, but only that only they can do it. And you're you're one of the ones who is just such a fast mover. You know, you claim to be have been in the learning loop.
00;24;11;24 - 00;24;28;07
Unknown
But I'll tell you, since I've got some time to know you, I've only seen you winning and in the action loop. And now, of course, it's not all wins. You've, you've you're getting experience and you're learning a bunch too. And you'll definitely make some mistakes. We all do. But it's just been really impressive. I'm super proud of you.
00;24;28;07 - 00;24;58;06
Unknown
I really just enjoy getting the opportunity to watch watch your journey, and I'm pumped that you could even come on here today and just talk about it a little bit and share it with people. Thank you Adam, I appreciate it. And I'm Phil said on my 30 day membership check in, he said, one day, one day it's going to come, and I'm going to call it back to your attention that you're going to be giving advice to other people and say, oh, no, feel.
00;24;58;08 - 00;25;20;17
Unknown
